What environmental approvals are required for development in logan city?

The first aspect that needs review is the local planning scheme & the type of development, does your intended development meet the land zoning requirements and is there an exemption for your type of build?

To check your current zoning, review the Logan City Council online Logan Planning Scheme 2015 tool. Depending on your zoning it will determine what type of build is accepted. For example if the area is residential, it’s unlikely you’ll get approval to put in anything industrial.

Providing your development fits with the current zoning, a building development approval may be required prior to commencing construction on most types of domestic building work (e.g. houses, sheds, granny flats etc.). However not all developments need a building approval, here’s a short list of some exempt developments:

  • A small tool or garden shed or the like up to 10 square meters in area

  • A boundary fence not more than 2 metres high (excludes pool fences)

  • A retaining wall up to 1 metre high from ground level (providing no loads are imposed above, such as a building or driveway)

A full list of exempt developments is available in the schedules of the Building Regulation 2021. If you are unsure if your development is exempt, reach out to the team at RiethThink Environmental and we will be able to assist you.

If your development is not exempt, then a development application will need to be submitted to the council potentially alongside other applications such as plumbing. In special cases, if your development is a priority development area, then you will need state approval.

The approval pathway for developments can be fairly complex, so reach out to the team at RiethThink Environmental to get some assistance.
